Basically, a cash out refinance loan is a mortgage loan that will be used to repay the outstanding mortgage loan. However, since the refinance loan will be requested for a higher amount than the original loan, the remaining amount can be used for whatever purpose you want.

If you are in a hurry, use it to fulfill the needs you couldn’t meet due to the lack of funds. But if it isn’t an emergency and you have some time, you can use the money to reduce your outstanding debt. The money you obtained from the refinance loan is cheap finance, if you use it to pay off expensive financing like unsecured personal loans, pay day loans, and credit card balances, this will enhance your credit stance and improve your credit score. You’ll then be able to get cheaper finance from other sources and use the money for whatever you originally needed.

Moreover, refinance home loans can be obtained at a lower interest rate than the original mortgage loan. If there is not much difference between your credit situation when you requested the mortgage loan and your current credit situation, or if your current situation is better, you’ll probably be able get a refinance loan for a lower interest rate than your previous mortgage. You can also get a lower rate by shortening the loan term. This may increase your mortgage installments slightly but will definitely get you a lower rate and you will save thousands of dollars over the whole life of the loan.

The down payment requirements, which now stand at 3%, may be lowered to 1.5%. Moreover, there is no credit history requirement and no fixed income requirement either. But, you do have to pay an upfront premium for these reduced lending guidelines, which amounts to 1.5% of the loan total at closing, and half a percent every year. Not too bad on a reasonable mortgage, especially when compared to a 20% down payment.

For potential buyers, home prices look pretty attractive right now, with the median national home price just under $240,000. Prices have fallen recently, just a bit, to make the market even more attractive. People are rushing to buy homes in areas that have had record numbers of foreclosures. The inventory in hard hit states like California, Florida, and Utah is truly stunning. If you are an eager home buyer, who has some cash saved, now is a great time to be searching for a great deal. And with so many people and institutions looking to sell homes as fast as they can, you may walk away with the deal of a lifetime.

How are jumbo loans different?

What differentiates jumbo mortgage loans is the loan amount. At present, loan amounts that are higher than $417,000 are usually deemed jumbo mortgages. This determination is made by comparing industry standards for average housing loans as governed by the two biggest secondary mortgage lenders, Fannie Mae and Freddie Mac.

Fannie Mae and Freddie Mac set industry standards for ‘conforming loans’; Home loans beyond those maximums are regarded as jumbo mortgages. These two agencies cap the dollar figure for loans that they will buy (that’s where the $417,000 figure comes from). Larger loan amounts are funded by other investors such as banks and insurance companies. Note that the dollar figure set to qualify jumbo mortgages differs by locale, so the limit is higher in Hawaii and Alaska (and in some other states). In the majority of the U.S., jumbo mortgages are those larger than $417K.

Available Terms - 15 Year Fixed, 30 Year Fixed, or Variable 30 Year

Jumbo Mortgage

The terms for jumbo mortgages vary similarly to other types of housing loans. Buyers can choose between variable rates, like 3/1 or 5/1 ARMs, for a 15-30 year jumbo mortgage, or a 15 or 30 year fixed jumbo mortgagerate.

Whether a 15 or 30 year fixed jumbo mortgage or an adjustable rate is best for you will depend on your plans and situation.

A 30 year fixed jumbo mortgage is better for those whole plan to own the home for a very long time. With this type of mortgage, the rate will not go up but it will never go down, either - it stays the same for the life of the loan. This is good because the payment is predictable, and cannot rise sharply if interest rates do. On the downside, the 30 year fixed jumbo mortgage rate is higher since lenders know they can never charge more than the original rate.

The lowest jumbo mortgage rate is usually an adjustable 30 year jumbo mortgage rate. Lenders understand their potential to benefit from increases in rates over time, so they are willing to lend at a lower rate in the beginning. Although, the lower rate won’t last. A variable 30 year jumbo mortgage rate will be fixed for 3 to 5 years, and then will adjust annually according to an index. Even small increases could mean significantly larger monthly mortgage payments.

Going with an adjustable 30 year jumbo mortgage rate works well when a buyer plans to move within the 3 to 5 year fixed period. For a buyer more concerned with smaller initial payments, or who will likely refinance in the near future, the variable 30 year jumbo mortgage rate is better than the 30 year fixed jumbo mortgage. Why pay the higher fixed rate when the buyer knows this isn’t their long-term plan?

All jumbo mortgage products - 15 year, variable 30 year, or the 30 year fixed jumbo mortgage - have their benefits. A trustworthy mortgage lender with experience financing jumbo mortgages is a buyer’s best resource for determining which product is right for them.

Not always. Some companies will levy charges against you, which will make your loan more expensive in the long run. These charges come in the form of fees that they can think of - origination fees, appraisal fees, and closing fees - are just examples.

Another mistake when getting a refinance is rushing to get lower interest rates but erasing a number of years of payments made on the current loan. This happens when you’ve been paying a 30 year mortgage loan, and there’s 18 years left pay off the loan, and you refinance to a new 30-year program just for a few hundred dollars deducted from the monthly bills.

So you’ll end up shelling more money after your refinance mortgage loan. Is that what you want?

I need to refinance my mortgage very soon. For the past 6 or so plus months my mail has been flooded daily with offers from various mortgage brokers or lenders offering me a deal of a lifetime. Many say they are offering me refinancing at no cost to me. This sounds a bit fishy, I doubt anyone is willing to help me at no costs. Is there any truths to these offers? I don’t want to waste time contacting these companies and filling out applications if they are not true. Any thoughts? Thanks !
