In Canada, can landlords end the tenancies of renters so that they can make major repairs and renovations?

My friend in Toronto, Ontario is being asked to leave his apartment because the owner of the house is making major repairs and rennovations. Can they do this? And, if so, what consitutes “major repairs or rennovations”? Can the lanlord just put people out (albeit with a few months notice) just to re-drywall, paint, new windows, and all that?
They live in this apartment month-to-month. They have no lease.

    it depends on whether or not your friend has a lease for a given period of time. if he is a month to month payer with no lease i believe he is out of luck. His best bet is to contact the office of the rentalsman (that is what its called in saskatchewan anyways, there will be a similar office out there) its a goverment agency that handles all issues in regards to rented properties and landlords and related disputes.

    I think only if it major repairs that are structural or building code violations

    Yes, he can. It sounds like he is following the law by giving 90 days notice too. A major renovation is anything that would cause major disruption in the aprtment, including but not limited to termination of water, electrical or natural gas. It is probably in both the tenants and landlord’s interest to terminate. It will take less time and therefore money to complete the renovation. Perhaps your friend could come to some sort of agreement to a “deal” if he agrees to return once the renovations are complete. If he has been a good tenant, it could be a win-win situation-plus he will have an improved living condition!

    A landlord can put you out for any reason with proper notice. In the States it is usually 30 days. You don’t get a few months.
