In Canada, can landlords end the tenancies of renters so that they can make major repairs and renovations?

My friend in Toronto, Ontario is being asked to leave his apartment because the owner of the house is making major repairs and rennovations. Can they do this? And, if so, what consitutes “major repairs or rennovations”? Can the lanlord just put people out (albeit with a few months notice) just to re-drywall, paint, new windows, and all that?
They live in this apartment month-to-month. They have no lease.
